A repair makes sense when the roof is sound and the trouble stays in one place. Slipped tile, a small patch of missing shingles, or failed flashing all fit that picture. Flashing, the thin metal that waterproofs a roof's joints and valleys, is where leaks often start.

So roof repair is the usual starting point in Silver Lake, Larchmont, Mar Vista and Playa Vista. A leak that keeps coming back to the same ceiling is a different signal. At that point, age, underlayment and decking matter more than another patch.

Beneath the tile or shingle sits the underlayment, a waterproof sheet that usually gives out first. Decking is the structural boards below that, where hidden rot usually turns up. Neither is visible from the ground, so a proper look has to happen on the roof.

Roof replacement becomes the better answer when the underlayment is spent or the decking is soft. We plan that work the same way in Highland Park, Mount Washington, Hyde Park and Adams-Normandie. The condition of the roof decides it, not the address on the mailbox.

On a tile roof, replacement does not always mean buying new tile. A lift and relay takes the tile off in sections and replaces the underlayment beneath it. Bad decking gets repaired, and the original tile goes back on.
