Preparing secure verification…

A Beverly Hills roof usually needs one of three things: a repair, a full replacement, or a documented inspection. This page helps you decide which one fits. Call (424) 532-7527 and we will talk it through.

We work on single-family homes, multi-unit buildings and commercial property. Estimates for roofing work cost nothing. Paperwork is the exception: a written inspection report carries its own fee.

Roofing services in Beverly Hills

Most roofing calls start in one of four places: water inside, an old covering, a sale, or new construction. A short phone call sorts it quickly.

When trouble is one leak, a displaced tile or a flashing detail that has failed, the answer is roof repair. Small jobs count here, and so do larger ones.

When the covering reaches the end of its life, a full roof replacement makes more sense than another patch. We also plan new roofs from supplied construction plans.

Houses, condos and multi-unit buildings fall under residential roofing. Access, material and scheduling all shift with the building.

Offices, retail spaces and managed properties belong to commercial roofing. Those roofs are often flat or low-slope, so the systems differ.

A buyer in escrow or an insurer may ask for a roof inspection. That is a documented condition assessment, not a sales quote.

Free roofing estimates and paid inspection reports

The sales estimate is free, every time. We look at what you want fixed and price that work.

Some roofs can be measured from current satellite imagery. That keeps a straightforward quote moving without a first site visit. Other roofs need a closer look before a number means anything.

Documenting a roof in a detailed written report is separate work, and it is billed. Buyers in escrow and insurers asking for a condition report want that paperwork. The fee moves with the roof, so call (424) 532-7527 and ask.

Keeping the two apart avoids surprises. Pricing the work you want done is free. The paid report documents condition on paper.

Roof types and systems we work on

The covering on your roof decides the method, the materials and who we send. These are the systems in our scope.

Shingle, tile and metal

Asphalt shingle work covers repair, patching, tear-off and a full re-roof. On a tear-off we take the old covering off right down to the deck.

On a tile roof, the underlayment beneath the tile is almost always what wears out first. We take the tile off, lay new underlayment, fix bad decking, and set the sound original tile back in place. Clay, concrete and slate are all handled that way.

On metal roofs we install standing-seam panels, which hide their fasteners. Flashing at walls, chimneys and valleys still decides whether the roof stays dry.

Flat and low-slope roofs

Flat and low-slope roofs are mostly torch-down work for us. We apply modified bitumen with a torch, which is where the name comes from.

TPO is a single-ply membrane used on flat and low-slope commercial roofs. It sits in our scope as well, and commercial buyers often ask for it by name. Call us and we will compare TPO with the low-slope system we lead with.

What happens after you call

The first conversation stays on the roof. We ask what you see inside, what you see outside, and how long it has looked that way.

Then we scope and price the work you want done. Material choice comes next, and the underlayment, flashing and vents get matched to it.

Once a covering comes off, the change we run into more than any other is rotted decking. We explain it to you before we carry on.

We walk property owners through getting a city permit. Approval and timing sit with the city, not with the contractor.

We document a full replacement as the work moves. With that record in hand, the job carries a ten-year warranty on our workmanship.

Roofing permits in Beverly Hills

The city requires a roofing permit for roof changes. Its official Beverly Hills roofing permit page lists what an application needs.

The list includes a completed application and photos of the property. The city also asks for the material's ICC-ES report number, which points to that product's evaluation report. The Cool Roof Rating Label is on that list too, and we gather both for the material you choose.

Roof work visible from a public street may also need Design or Architectural Review in the Central Area. The city makes that determination for your project.

Ask about permits while we are still estimating. Planning around review beats discovering review later.

The team behind the work

Beverly Hills Roofing Contractors is a division of Home Vision Remodel. Our roofing work runs under CSLB #1112525.

The same team answers the phone, prices the job and does the roofing itself. You can read more about our roofing team before you call.

Common roofing questions in Beverly Hills

Is a roofing estimate really free?

Yes. The sales estimate for repair, replacement or installation work costs nothing. A written inspection report, though, is a paid service on its own, and the fee varies.

Who pulls the roofing permit?

We do the legwork with the city so property owners can pull the roofing permit they need. The city decides both approval and timing.

How do you decide between repair and replacement?

We start with what failed and how much of the roof it affects. One bad flashing detail, or a handful of tiles out of place, is normally a repair. Underlayment failing across the roof is where replacement comes in.

Can you inspect a roof for escrow or an insurer?

Yes. Buyers in escrow order roof inspections, and insurers sometimes require a condition assessment. We charge for that documented report.

What warranty comes with a full roof replacement?

A full roof replacement that we document comes with a ten-year warranty on our workmanship. What we did on that replacement is what the warranty covers.
